Job Description
What this job involves - The Operating Engineer will have a strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

What is your day to day?
Maintain and update current CMMS information for all building operating systems, keeping us at the forefront of technology.
Manage and maintain various building systems, including HVAC, Electrical, Plumbing, and Fire Life Safety, ensuring their optimal performance.
Collaborate with 3rd party vendors, ensuring smooth communication and managing their work efficiently.
Execute preventive maintenance services on building operating systems and equipment, expertly performing or delegating tasks as necessary.
Respond promptly to online service requests, delivering professional and efficient service with minimal disruption to our valued clients.
Thrive in emergency situations, providing support and attending to after-hours building-related activities when required.
Assist with the installation of new and replacement equipment as needed, showcasing your expertise and attention to detail.
Review the quality and pricing of work conducted by external contractors, ensuring our high standards are met.
Keep a meticulous inventory of parts and equipment, promptly submitting replacement requests where necessary.
Interact with external and internal customers with a positive demeanor, always striving for exceptional customer satisfaction.
Ensure compliance with applicable Federal, State, County, and City Ordinances Codes and Laws, maintaining a high standard of work ethics

Physical Work Requirements & Conditions
Lifting up to 50 lbs.
Working from heights.
Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
Climbing a ladder with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs.
Climbing a ladder up to 26 feet.

Desired experience and technical skills
Required
4 years of experience in the electrical and HVAC trade, including rooftop units and backup systems (generator and UPS).
Must have a boilers license

Preferred
Universal CFC certification (preferred)

Estimated compensation for this position is: $25-30/hour
